Nov 20 Listing Rescue Pack

Airbnb changed the rules on Oct 20. They apply to every booking made from Nov 20.

Send your listing link, saved messages, and sign photos. Get paste-ready rewrites in 5 business days. From $199 per listing.

For every reservation booked on or after November 20, 2026, these are out:

  • Cleaner-work checkout lists
  • Host-set fines
  • Separate contracts
  • ID collection

Even when they're phrased as friendly “requests.” Earlier bookings keep the rules shown when the guest booked.

Real exhibit — a delivered pack

What a pack looks like — a real one.

REAL. From the founding-test pack delivered in October 2026 for “Peaceful Pines,” a cabin in the Blue Ridge Mountains, VA, hosted by “Rick.” Host name and location changed for privacy — the listing text and the rewrites are real. Rick received this pack free as the founding test case and agreed to its use as this example. He has not sent a written review yet, so this page carries no testimonial from him.

Checkout — before Fails Nov 20

From Rick's listing checkout field and his saved checkout message, as sent for review in October 2026:

Before you leave:

  • Load and start the dishwasher
  • Start a load of laundry “if you can”
  • Take all trash to the community dumpsters (off-site)
  • Put the covers back on the hot tub and the outdoor furniture
  • Lock up
Why it failsAirbnb Help 4168 bars hosts asking guests to complete tasks that require significant effort or time, or would typically be performed by a cleaner — including washing and putting away dishes. Airbnb's Resource Center guidance likewise says guests shouldn't be asked to strip beds or start a load of laundry, and taking trash off-site is barred even as a request. The test attaches to the task asked, not to how politely it's wrapped — “if you can” inside a steps list doesn't cure it.

Checkout — after Paste-ready

The pack's rewrite — one canonical text for the listing field and the saved checkout message:

Checkout is 11:00 AM. Before you head out, please just:

  • Unplug any space heaters in the Bonus Game Room
  • Leave used beds unmade, and gather used towels in a tub, shower, or the laundry basket
  • Put the covers back on the hot tub, the fire pit table (once it's cool), and the outdoor furniture
  • If you smoked outside, take any remnants with you
  • Lock the dining room door, all windows, and the front door

Leave dishes in the sink and any bagged trash inside — our cleaner handles both. Thanks for staying at Peaceful Pines!

Why it passesDishes in the sink, towels gathered, and trash sorted into indoor bins are Airbnb's own published examples of light asks that survive as requests. We do not present other quick property-care steps as Airbnb-published examples — they are judged under the policy's reasonableness test.

Penalties in the requests — before Fines are banned

From Rick's “Requests during the stay” listing field:

Breaking the pet rules “may result in your stay ending early, without a refund” — plus an unspecified extra cleaning fee for pet waste left outside or pet hair on the furniture.

Why it failsHelp 4168 is blunt: hosts may not “impose fines or other penalties.” Documented extra cleaning or damage goes through Airbnb's resolution process, not a pre-announced charge in your listing text.

The preferences, kept — as requests Paste-ready

The pack's rewrite keeps every substantive pet preference. The penalties come out, and crating is softened from an instruction to a request — a change the pack discloses to its host:

A few requests:

  • Pets: a $50 pet fee per pet, per stay applies, charged through Airbnb. A large dog crate is provided — please crate your dog while you're out. Please keep pets off the furniture, keep them leashed outdoors, clean up after them, and don't let them disturb wildlife or neighbors.
  • Please smoke outdoors only, and take cigarette remnants with you when you leave.
  • If a pet mess or damage happens, just message us promptly — we'll sort it out through Airbnb.
Why it passesUnder the new policy, free-text items are requests guests are encouraged — not required — to follow. Real cleaning or damage costs go through Airbnb's resolution process, not a pre-announced charge.

Also checked, and clean: every saved message Rick sent us — booking confirmation, check-in, resort access, trash — was read in full. No rental agreement to sign, no ID photo or copy, no security deposit, and no off-platform contact or payment ask in any of them. His highest-risk items were simply absent from his messages; the exposure sat in the listing fields and the signs.

Signs in the house — before Not in the listing

Photographed at the house in October 2026, with Rick's help:

  • A quiet-hours sign on the hot-tub fence — 10 PM–7 AM
  • A community rules sheet: parking with tires off the road, trash never left outside, pets leashed, no open alcohol containers on roads or common areas
  • Community fire rules: propane or screened fire pits only, and no fires during quiet hours
Why it's a problemUnder Help 4168, rules and requests must be disclosed in the listing when a guest books — you cannot add them after booking, by message or by a sign in the house. A sign may only repeat a request that is already in your listing. None of these community specifics were in Rick's listing at all.

Signs — after Disclosed up front

An addendum to Rick's pack (Nov 2, 2026), built from his sign photos — the community specifics now have paste-ready listing wording:

  • Quiet hours 10:00 PM–7:00 AM — already Rick's standard rule selection; the sign now just repeats it
  • Parking and trash, as disclosed requests and information: park with tires off the road; never leave trash outside — the community dumpsters' location sits in the house manual as information only, never as a checkout step
  • Pets leashed outdoors, and fire pits propane-fuelled or screened with no fires during quiet hours — carried as requests in the listing text
Why it passesEverything a guest is asked to follow now appears before they book, in the listing's own sections — the signs go back to being reminders, which is all the policy lets them be.

What changed Oct 20

What changed Oct 20, and what Nov 20 triggers.

Nov 20 is a booking date, not a stay date. Every reservation booked from Nov 20 onward is judged under the new policy — so bookings made under your old text start stacking up the day it flips. Sources: Airbnb Help Center articles 4168, 4169 and 472, and Airbnb's Resource Center guide to the new house-rules policy — read in full. Links at the bottom of this page.

01

House rules: 7 standard options only

Pets · Events · Smoking/vaping · Quiet hours · Max overnight guests · Commercial photography · Lock up at checkout. Everything else in your text becomes a request — encouraged, not enforceable.

02

No cleaner work at checkout. No fines.

No stripping beds, dishes, laundry, or hauling trash off-site — and no host-set penalties of any kind. Light asks survive as requests.

03

No separate contract, no ID copies

Exceptions only: required by law or HOA rules, an optional amenity, a 28+ night stay, or Luxe. You can still check ID in person if it's disclosed — you just can't keep a copy.

04

No new rules — or requests — after booking

Not by message, not by a sign, not in person. Airbnb's editor only checks your listing fields — it never sees your saved messages or your signs, and can't tell you if a contract exception covers you.

If issues persist: a guest-visible notice on your listing, reduced search visibility — and for repeat contract/ID violations, suspension. The editor highlights problems; it doesn't fix them.

The pack

Six deliverables, handed back paste-ready.

Send your listing link, your saved messages, and photos of any in-home signs. You get back, within 5 business days of complete intake:

You paste the text in yourself — we never touch your Airbnb account. Airbnb listings only.

House rules, mapped

What fits the 7 standard options becomes your rule selections; anything else becomes a compliant request — all word-for-word ready to paste.

Checkout, rewritten

Cleaner work removed outright; the light asks Airbnb expressly allows kept as reasonable requests.

Messages, scrubbed

Every saved template checked for fines, contract and ID asks, post-booking rule changes, contact-info requests, and third-party app requirements.

Signs, rewritten

The signs you send photos of, rewritten to match the new policy instead of contradicting it — a sign may only repeat a request already in your listing.

Contract & ID check

A plain-English checklist: which published exceptions could cover your practice, what evidence Airbnb may ask for, and your options if none does.

Before / after record

Every changed field with the before text, the after text, the policy provision it answers, and the date — so you can show exactly what changed and when.

Already compliant? Full refund — and you keep the record.

One flagged listing over Thanksgiving week costs more than this pack.

Need 6 or more? Email us first at mirza.strujo@gmail.com and we'll quote before you pay.

Already compliant? Full refund, and you keep the record. If your rules, checkout text, saved messages, and signs already pass, we refund in full — and you keep the record. Disagree with any call? Say so within 14 days: full refund. If Airbnb flags any text we rewrote within 30 days, we rework it free. We'd rather refund you than sell you a rewrite you don't need.

Revisions: one correction pass is included — if we got something wrong, we fix it within 14 days of delivery. Rewrites for listing text you have since changed are a new pack.

Your files: the messages and sign photos you send are deleted 30 days after delivery.

Who's behind this

I'm Mirza. I own and operate a small commercial building in Virginia, so leases, house rules, and fine print are my day-to-day. When Airbnb published the new policy, I read the whole thing — then checked a friend's listing against it. His checkout text broke the rules in several places. This pack is the fix I built for him. It's a one-person operation: I read every intake myself, and I never touch your Airbnb account.

Complete intake = listing link + saved messages + sign photos (or one line: none) + payment. In by Wednesday Nov 11 → back before Nov 20. If this test closes to new orders, every paid order is still delivered in full or refunded — buyer's choice.

How it works

Three steps.

1

Check out

Pick the $199 or $499 pack above. The checkout form collects your listing link(s) — that's all we need to start.

2

Complete the intake form

Your Stripe confirmation links the intake form (~10 minutes): paste your saved messages, add sign photos (or mark none).

3

Paste it in

Within 5 business days of complete intake you get paste-ready text plus your before/after record. You paste the text in yourself — we never touch your Airbnb account.

Straight answers

Before you ask

Is this legal advice?

No. This is a listing-text service, not legal advice. Airbnb judges each listing in context and can change its policies; the pack applies Airbnb's published policy as of October 2026 to your text.

Airbnb's editor already flags problems. Why pay for this?

The editor only checks your listing fields. It never sees your saved messages or in-home signs — where most violations live — and can't judge whether a contract exception covers you. That gap is the pack.

What if my text is already compliant?

Then it's a full refund, and you keep the record: we refund your payment in full, and you keep the before/after record showing it passed. “Passes” means your rules, checkout text, saved messages, and in-home signs all pass the policy checks — with the contract & ID review reported separately in that record — judged against Airbnb's published policy as of October 2026 and evidenced line-by-line. If you disagree with any call, say so within 14 days of delivery and we refund in full. That guarantee is also printed on your Stripe confirmation page. And if Airbnb flags any text we rewrote within 30 days of delivery — an editor highlight, a listing notice, or a guest alert — we rework that text free, for the text as delivered.

What do you need from me?

Your listing link, saved messages, and sign photos (or one line saying none) — via the intake form after checkout, about 10 minutes. In by Wednesday Nov 11 and it's back before Nov 20.

Does a 5-listing pack take longer?

No. A 5-listing pack still delivers within 5 business days of complete intake.

Are revisions included?

One correction pass is included — if we got something wrong, we fix it within 14 days of delivery. Rewrites for listing text you have since changed are a new pack.

What happens to the messages and photos I send?

They're deleted 30 days after delivery. We never need your Airbnb login, and we never touch your Airbnb account — you paste the text in yourself. Airbnb listings only.

Is the exhibit on this page a real pack?

Yes — the founding-test pack, delivered free in October 2026, used with the host's consent. His name shows as “Rick” and the location is generalized for privacy; the listing name, text, and rewrites are real. No testimonial yet — he hasn't sent a written review, so the page carries none.
